Getting your Real Estate Salesperson License in Georgia
A Georgia real estate salesperson license is an entry-level professional credential that allows you to help people buy, sell, and lease property under the supervision of a licensed broker.
The following list represents the requirements to obtain a Salesperson’s License:
Background Check: Before you can receive your license, you must bring a copy of your criminal history or your Georgia Crime Information Center (GCIC) report to the PSI testing center (not to the Commission).
If the report shows that you have any criminal convictions or that you have been disciplined by a licensing or regulatory agency, the Commission will review your case and decide whether you can receive the license.
Age Requirement: Must be at least 18 years of age.
General Education: Must be a high school graduate or the holder of a certificate of equivalency.
Real Estate Education: Must meet ONE of the following Real Estate Educational Requirements:
- Successfully complete the required 75-hour Salesperson Prelicense Course at a School approved by the Georgia Real Estate Commission;
- Complete at least 10 quarter hours or 6 semester hours of approved real estate coursework from an accredited U.S. or Canadian college, university, or law school. Submit an official transcript to PSI (not the Commission) with your exam application. Continuing education, adult education, crash courses, and short seminars do not qualify. PSI will determine if your coursework meets the requirements.OR
- Provide proof of completion of at least 75 hours of Prelicense course work approved by the real estate regulatory agency of another state or province of Canada. You must obtain a letter from that agency that verifies that the course work is approved in that state or province.
Postlicense Education Requirements: New salespersons are required to complete a 25-hour Commission-approved post-license course within their first year of licensure. If they do not finish the course on time, their license will lapse.
Examination: Applicants must pass the Commission-approved PSI exam. The exam fee is $175, and included in your Crim Group Network Membership. A salesperson must apply for a license within 12 months of passing the exam or retake the exam.
Experience: There are no experience requirements for a Salesperson’s license.
Fees: These appropriate fees as described below are already included in your CGN Membership:
- Examination fee: $175.00.
- License fee: $170.00
This amount covers all fees due for the first four years of licensure.
Active/Inactive Status: After passing the salesperson exam, applicants may choose to place their license on inactive status or activate it with the sponsoring broker at Crim Realty. A license fee is required in either case. Inactive licensees must still complete the required post-license course and pay renewal fees. To activate a license, the Sponsoring Broker Statement Application must be signed by the sponsoring broker.
Continuing Education
All active licensees who were licensed after January 1, 1980, must complete 36 hours of approved continuing education every four-year renewal period to renew your license.
License Law: At least 3 of these hours must cover official Georgia real estate license law.
Electives: The remaining 33 hours can be elective classes covering topics like advanced marketing, digital technology, or commercial property.
Reciprocity/Non-Resident Licensure
Georgia offers reciprocal real estate licensing for licensees from all states. Applicants who earned their license by exam and have a current license in good standing may qualify without taking the Georgia exam. Florida residents are an exception and must pass the Georgia portion of the state exam before applying.
